We require all potential tenants to visit the property in which they are interested prior to the application process. Individuals must fill out a key loan agreement and submit a $20.00 cash deposit. Each individual is allowed to check out up to three keys for a 24 hour period. Upon return of the key, the deposit will be refunded. We are available from 8:00-5:00 Monday through Friday to issue keys.

To proceed with the application process, each individual must be 21 years of age and complete an application and submit it with a $60.00 non-refundable fee per adult or married couple. The application fee must be in the form of cash, certified check, money order or pay online.

You may print the application from the website, you may come to our office to fill out and submit an application or you can submit your application online. Until an application fee is received, your application will not be processed. In the event there is an application in place on the property you have selected, we will notify you and you will have the option to select another available property or have your fee returned to you.

Along with the application and fee, applicants must be able to present a valid driver’s license or picture ID, a social security card, and proof of employment and income (last two pay stubs) or tax returns if self employed and past rental history. We will then verify this information as well as perform a credit check. These documents can be faxed, emailed or brought into the office separately.

The application must be completed in its entirety with all of the appropriate information. You must provide names and telephone numbers of prior landlord(s). Applications will not be considered if we cannot contact your current and prior landlord(s) or verify mortgage if applicable. If the agent assisting you with your application does not receive the appropriate verifications back within 48 hours, they will be in contact with you for assistance in obtaining this information.

The application process usually takes a few days to process depending on the number of applicants and response time on verifications. Once the application is approved, the applicant has 48 hours to sign the lease and pay the security deposit. The security deposit is typically equal to one month’s rent on approved applications; however, a higher security deposit may be required under certain conditions. The security deposit as well as the first month’s prorated rent must be in the form of certified check or money order only. Cash is not accepted. The move-in date has to be within two weeks from the application approval date unless negotiated differently.

All applications submitted become the property of MECA Realty.

Typically, leases are for 1 year but in some cases can be negotiated.

Pets are allowed upon the discretion of the property owner. If a pet is allowed, a non-refundable pet fee of $250 will be charged. We do not accept Pit bulls.
